Beyond broker compensation (ballpark 5-6%), you can expect closing costs (1-3% of sale price), moving expenses ($2,000-5,000), and optional services like staging or move management. We’ll provide a detailed cost breakdown upfront, and many services can be paid for from your sale proceeds at closing.
We won’t list your current home until we’ve identified viable options for your next one. We can look at single-family homes, condos, senior-living communities, or whatever suits your preferences and needs. We can also structure your sale with a rent-back option or extended closing to ensure you have time to find the right place.
We welcome family communication while ensuring you remain in control of the decisions. We can facilitate family meetings, provide clear information to all parties, and help maintain open dialogue throughout the process. Your wishes always come first.
We have relationships with contractors who specialize in pre-sale home improvements. We can identify which updates will provide the best return on investment. We also have experience marketing homes ‘as-is’ when that’s the preferred option.

This includes conducting meetings at your home or online depending on your preference, arranging virtual tours to minimize showings, coordinating with healthcare providers for timing, and ensuring all paperwork can be handled electronically or at your location.
Home modifications typically cost $10,000-40,000 for essential updates and allow you to stay in your familiar community. This option works best if your home has good basic layout potential for aging in place.
